Demolition and occupied home protection

Removal can expose mortar, underlayment, cracks, moisture damage, plumbing conditions, or other surfaces that could not be evaluated beforehand. Before work, discuss access, adjoining finishes, dust containment boundaries, debris path, ventilation, daily cleanup, and which rooms must remain usable.

What an estimate should identify

An estimate is more useful when it defines the rooms and surfaces included, removal assumptions, preparation, installation pattern, edges and transitions, grout, disposal, and exclusions. Square footage alone does not describe those conditions.

Material responsibility

Confirm who selects, orders, receives, inspects, stores, and replaces tile and finish materials. Also identify who supplies installation materials. Tile quantities should account for cuts, layout, breakage, shade matching, and a reasonable amount of attic stock where appropriate.

Written change orders

When hidden conditions or a requested design change affects price, material, or schedule, the revised scope should be described and approved in writing before the changed work proceeds. This gives both parties the same record of the decision.

Licensing, insurance, bonds, warranties, and permits

Sons Marble & Tile is licensed, insured, and bonded and holds Arizona Registrar of Contractors license ROC #294150. Ask for current, project specific documentation when needed. Warranty terms and permit responsibility should be stated in the written agreement for the specific project rather than assumed from general website language.
